Anytime a real estate agent is used to help find and purchase a home for a client, a standard real estate representation agreement is signed. Along with that document, a Bunked Out Real Estate document will be signed acknowledging the promise to you that you will receive the money towards your closing costs! It is as simple as that.
In every real estate transaction where a home is wanting to be purchased, a buyer representation agreement is signed by both parties. We will go over this document thoroughly to make sure you are comfortable and I truly believe that afterwards, you will see this is a positive thing for all involved. In simple terms, this document is an agreement between you and I stating that I will represent you in real estate transactions to the absolute best of my ability. I will always be honest to all involved and guide you in a way that will put your best foot forward and give you the best chance to go under contract on your dream home. Once under contract, my team and I will ensure we hit every milestone correctly and on time, every time. When that special day comes and you sign the paperwork taking ownership of your new home, I will receive funds from the SELLER for representing YOU. A single dime will not come from you to me. I am completely free of charge to you as a buyer and actually, you will receive money from my personal commission for letting me represent you throughout the process.
*It is extremely rare that a home is listed for sale with no buyer's agent commission fee. If one is found, it is usually For Sale by Owner. If a home is found by you that is off market or where the seller does not have a buyer's agent commission agreed upon with the listing agent, it is discussed between you and I if you would like representation and if so, my commission would be paid by you. This is a very rare occurence and the vast majority of commissions are paid solely by the seller. We will know if the home has a buyer's agent commission at the very beginning of the process so there will never be a surprise at the closing table where you have to pay unknowingly.
A listing agreement is used when a real estate agent is chosen to sell your home. In short, this agreement is between you and I detailing the specifics of where your home is located, the list price of your home, what you want to keep with you when you leave, and how much you are paying in agent commissions. After getting this information, an estimate can be done showing you your net profits once the home sells after all costs and loans are paid in full. This will give you an idea of how much profit you will be taking with you into your next chapter!
I have been a first responder for the past decade and I believe that the job is important. With being a firefighter/paramedic, I do not work the standard 8-5 job where I am unavailable until the evening, 5 days a week. I feel like my schedule of working a couple days a week and then being fully off to provide for my real estate clients is a benefit for you. While on duty, if the rare instance of an urgent matter or need arises that I can not handle due to being on a 911 call, I have a team that can fully handle any issue swiftly and professionally, without delay.
Every person in the country, no matter the location, is eligible to receive my discount at closing. If you are within the DFW and surrounding areas, I will personally be the one to take care of your real estate needs to ensure you are taken care of to the fullest extent. If you are purchasing, selling, or both, in any other area where I can not personally provide my services, a licensed, qualified, and experienced agent will be found for you. Having a realtor that is close in proximity to where you are buying or selling is very important so that they can give you as much hands on help as possible. A referral agreement will be signed between Bunked Out Real Estate and that specific agent in your area. I will receive a portion of that agent's commission at closing for supplying them a fantastic client (YOU!) and you will receive a portion of my commission when you close!
